Write up a solid business plan that includes potential expenses, revenues, and risks. Don't try to hide anything. Lay it all on the table. Make it professional and focus your presentation not only how much money it will make but how you will address potential problems. Let your investor know that you will spearhead and remain tough in the inevitable bad times as well as the good. It works. Trust me.

Go to your bank and apply for a business loan. You will need to have a business plan but if it could make the £500k you said, they will definitely be interested.
