I want to tell my landlord, but I'm afraid he's going to blame me for some termite infestation because I put mulch in the flower bed next to the house. My husband and I have only been renting for 3 months and I put the mulch in 2 weeks ago. Could my landlord actually blame me for it and then sue me?

I believe that you should notify your landlord immediately that you have seen a termite. Termites are something that multiply fast and can cause thousands of dollars of damage to a building in a very short period of time. The fact that you have lived there for such a short period of time tells me that the termites were there before you were. I have never heard of mulch causing termites. All sorts of people put mulch in their flower beds and also around the base of their trees to hold moisture in and if you want to know for sure if you caused the problem go to the place where you got the mulch and ask them or any nursery and they can answer your question or find out without doubt if you are responsible. I find it hard to believe no matter where you live that you could be evicted for this especially because it will be near impossible for your landlord to prove that you are responsible for the termites. Take care of the problem as soon as possible before your home gets infested with termites. If you knew about the problem and didn't notify the landlord then you might be able to be held responsible because the problem could have been taken care of before it got out of control. Good luck.

there is never only one termite. Termites live in coloniew of over a thousand, they can eat entire framing structures in about a ten to fifteen year period and can do considerable structure damage in as little as a month or two. Termites are a common problem and need to be handled by professionals. I highly doubt that your mulch has anything to do with the termites. The professionals at ORKIN will determine how much damage has occured and how long it has taken. You should defenitely tell the landlord. It is his responsibility

Absolutely you should tell your landlord! Where there's one, there are more, and the do thousands of dollars of damage very quickly. I don't think he'll blame you...mulch has nothing to do with termites. No doubt they were there before you put the mulch in. How can he sue you for infestation of his property, unless he can prove you moved the termites in? If you're just now seeing them, they've been around awhile.

You have to allow her to try to fix the problem before you can take any legal action. In order to sue, you would have to prove that she is not doing anything to try to fix it. It does not sound like she is telling you to just deal with it as you are trying to claim - she called an exterminator didn't she? Bugs will not leave immediately. The exterminator will come and spray (possibly a couple times) and they will eventually die off. They can then come back and plug what ever holes they made so more cannot get in. There is not much else they can do. Curring a bug problem takes time. Also, termites don't hurt people, they only eat wood. I know its gross, but you have to wait for the exterminator to do their work.
