Keep in mind that the last thing the mortgage company wants to do is foreclose on your property. Don't hide your head in the sand and ignore them. Try to work out some type of plan to get caught up with them. They will bend over backwards to help you if you are sincere and they can see that you can eventually work your way out of the mess that you are in.

Call the mortgage company and tell them what the problem is, put your place on the market it takes a long time to foreclose, but try and work something out, maybe interest only for a while or even negative payment if situation can be remedied soon. Figure out your bottom line put an ad in the paper 'desperate to sell', start at asking price $10,000 more than pay off watch out for closing costs! Dude it takes forever to foreclose, but they will start with you real quick if you aint paying. Moochie

Legally, they can't start foreclosure proceedings until your payments are 90 days in the arrears, (three payments). They can make your life miserable though. Even after they have started the procedure, you have a little time to settle it. Your best bet would be to try and refinance your home and start fresh. Good Luck

if you at least send some kind of payment and they cash the check you should be good as long as you send something. I have a cousin that hasn't made a payment for over a year,it is now going for auction almost 2 years later. try to send something so you can try to hold on to your house or sell it to someone you know and pay them rent.
