i dont have enough to buy a house but dont want to rent.

im disabled with a very small monthly income without enough for a huge down payment and notmany options.

What is wrong with renting? Better yet, find a roommate that is already renting and in need of someone.

Don't know where you live, so don't know what real estate goes for in your area. Do you live alone, or have someone who can help you? Can you work on a fixer-upper if it is easy work? You might just try calling a few real estate agents and explain your circumstances. Sometimes they have some houses that have been on the market forever, or have gone into foreclosure. You might even call some of those guys who advertise "We buy ugly houses" and see what they have. Maybe they can help you out.
VA loans are an option if you are a veteran, and Indian housing is also an option if you are part Native American.
Watch the papers in surrounding small towns - keep an open mind about areas 15 - 20 miles away from larger towns. Often, homes there are a lot less than they are in the larger areas. Are you willing to relocate to another part of the country? Check out the cost of living in various parts of the country. My cousin's family could not make it on their income in Calif. (both are disabled), so they moved to Okla., and bought 2 acres and a house, which they paid off in 7 years. Their kids love it, and their stress level from $$ has went down, and improved their health. Just something to consider. You can still get a roommate, either way.

There are some places in the country that you can get a house for that amount. (And they are not total ish-holes of a town). The place I live that is an hour drive from 2 big cities has a very low cost of living with housing for a 12 x 64 lot at approx 1700 sq. ft going for 12,000 to 30,000 ish.

im gunna go with get a job then use that as a down payment
