I placed an offer on a house yesterday. Does anyone have any tips from past experiences, advice to offer, etc?
I've already got mortgage preapproval, and I'm waiting to hear back to see if my offer is accepted.

Congratulations on starting the process of buying a house and good luck with your offer!
Something to know about being a first time home owner is that owning your first house is almost always more expensive than you expect for it to be. Things like decorating for the holidays, extra furniture and window coverings, as well as stocking your fridge and pantry for the first time can all be expenses that people forget to budget for. Also, because you are now responsible if the furnace or air conditioner breaks or a pipe bursts always keep an emergency fund available so that these 'problems' can be dealt with and you won't have financial stress on top of whatever problem creeps up.
Also, start asking local friends and family members for recommendations for plumbers, etc. so that you'll have a good name when you need one and won't be at the mercy of the yellowpages.

When it comes to purchasing a home the number one thing you should have is a current credit check ran. Seeing as your pre-approved this is a good thing. Just to let you know, just because you are pre-qualified doesn't always mean you will get this loan. Make for sure not to purchase any big items or have any unforeseen bills pop up. When your offer is accepted, then start talking to your Realtor about inspections on the house. I would suggest a termite, heating and air, electrical and if the house has a basement and foundation inspection. These are very import areas of the house that tend to cost the most when damaged. Ask family members about who they would recommend to do these. I wouldn't suggest a whole house inspection unless the person doing so is licensed in all of the areas of the house. After you receive the inspections back decide from there where you need to go. There maybe things the Seller needs to fix and make for sure that they fix it or give you an allowance to have it fixed. Make sure you know your closing costs.
land transfer fees
property tax
mortgage fees
lawyers fees
Some people are surprised at the amount you need up front.
