Lived here since January. On a real tight budget. Been paying rent in 2 installments. No problem. Till last month. Charged me $45.00 late fee. Never before. I have also found out that we pay as much for our 1 bdrm as the 2 & 3 bdrm. tenants. When moved in I had a parking spot, now she says I can't park there. The city told her it was zoned for business only. My husband talked to owner on Saturday. He said no problem with rent. I was at work; so I was unable to tell him of her recent behavior. She is on a visit out of state this month so it is quiet around here. If she was here, she would be haranging us all the time. Before she left she did her 1st of the month knocking and my husband gave her some of the rent. Anyway, I don't want to move, till I move back to Oregon in a year or so. I want her to get off her POWER TRIP and OFFmy back till I do move. As far as repairs, we had a leak in my daughters room. NO NOTICE...repairman here Put plastic over things in my

Read your lease. The manager/owner are bound by the terms of the lease same as you are. There should be a statement in there concerning entering the premises as well as when rent is due and when and how much late fees will be.

Sounds like:
1. The owner has not communicated with the manager regarding your rent payment agreement. Ask him/her to do so.
2. You were a sucker for agreeing to pay so much for a 1 bedroom when you could have had something larger.
3. You need to get the real info on the parking. If your lease says you have a parking space or that parking is included, they will have to find you a new one. I don't see what the zoning has to do with parking.
4. Repairman - of course they just showed up. They don't have all day to sit around working out a good time with you. You're lucky they sent someone to fix it. They can't wait around when it could affect the other tenants and harm their property.
5. Explain the unprofessional behavior of the mgr. to the owner.

Gee Machelle, With all the partial sentences and superfluous information, I'm not sure I understand your problem except you don't like the manager trying to collect the rent that is due. Well, as long as you are behind on rent, seems like the manager has a right to do that. If you are living up to your lease agreement or supplemental agreement, then the manager should have no cause to be knocking on your door. But, surely, if you don't knock on her door and pay on time, it's hard to fault her for doing the job she's paid to do.

You should have a copy of your lease and YOU SHOULD HAVE READ IT WAY BEFORE NOW. Dave Ramsey says you provide for home and food before anything else, so no matter how tight the budget, there is no excuse for not paying the rent unless you are where you can't afford to be. www.daveramsey.com

You want her "off your back"? Pay your rent on time and in full. They are under no obligation to be doing installment plans just for you.

If there is a late fee in your lease, they are entitled to collect it as long as it is legal. Some places have caps on the amount of a late fee and other regulations. I would guess that they are going to start charging you a whole lot of late fees from now on.

It is no ones fault other than your own that you did not bother to find out market rents and negotiate based upon that.

It's also not their fault that you moved into an apartment that you clearly cannot afford. It is up to your landlord if they want to take you to court for non-payment every month.

You can ask that the manager not come knocking for the rent, but the less cooperative you are, the faster they will file for your eviction based upon non-payment.

I am a landlord and the terms of your rental agreement should all be in your lease. Generally, the landlord must give 24 hr notice before entering the property, so you should have been informed about the repairman as well as her monthly visits. The $45 fee would have to be in the lease, they cannot simply charge it at will, maybe when you were late before they excused you from the charges. As for the parking, again, read your lease and see if it is mentioned, if not check with the city yourself to see if you can park there. Good Luck!

It sounds like the manger is harassing you if she is knocking on your windows. That is not right!

But you must live up to what you signed in your lease. If you are renting a condo the manager has no say in the matter because typically you pay the rent to the owner.

But you need to go back and read your lease carefully and the condo rules.

I'm sure its annoying to be paying as much rent as others are for 2-3 bedrooms but that has nothing to do with your situation.

There can be many reasons for that.

read your lease because i was having the same problem the lady would call me at 8 o'clock pm on the first .. "you haven't called just wondering whats going on with the rent" but not in a nice way in a motherly disappointing way Then i read my lease it said i have until the 5th of the month to pay without penalties and that i have the right to a peaceful dwelling which went into detail that the landlord could not harass us or pop in whenever so The next time she called i let her a** have it i told her to read the lease that she wrote up and if she doesn't get the money by the 5th then call me and she has never bothered me again .. good luck i know it can be stressful
