Try renting a steam cleaner first! That should get it nice and clean and remove most stains!

Photograph the stains and keep them on record as landlords love to pin stains that cant be removed on the current tenant. Report the stains to the landlord. If you are not renting, you can try clorox cleanup with a scrub brush. The best thing to do would be to try and determine what the stains are. If you can get a handle on what they are, people on Yahoo can usually tell you what to use if you know what the specific stain is from.

First you need to know what the stains are as different stains need different solvents to get them out.
A good thing to try is the Aerus "carpet medic kit"; this used to be Electrolux and the 6 cleaners in the kit are each made for specific stains. (They will deliver the kit and even do a room for free. Just be ready for the sales pitch they give.)
If that doesn't work you may need to call in a professional cleaner to get those out.

Carpet cleaner would be good. or the vacum that sucks up all the dirt. or if its from pets u could use the 'pet odor and stain remover'

try renting a carpet cleaning machine . before you use it on the black spot rub some dish soap on them and let them sit for a couple mins . then use the carpet cleaner

STAIN REMOVER
AT HOME DEPOT. IT IS GREAT AND TAKES OUT ALL KINDS OF STAINS. MY GRANDSON SPILLED HOT CHOCOLATE ON MINE AND IT LIFTS THE STAIN RIGHT OUT. IT IS A GREAT PRODUCT.
