when first moving to Leeds AVOID PARK LANE PROPERTIES LIKE THE PLAGUE. they are probably the biggest faceless organisation in Leeds, loads of people stay with them for one year and one year only!
I made that mistake when i first moved there. dont get dazzled by the bright lights, try Manning Stainton, or my mate Tim who has a room for rent in Headingly!

I wouldn't bother i lived there for 10 years-Its a dump unless you have lots of money-The apartments by the river are nice but 120k +
Areas to avoid are
Chapeltown
Harehills
Hunslet
Belle Isle
Middleton
Little London
Seacroft
Burley -most parts are rough
Armley - most parts are rough
Cross Green
Beeston -most parts are rough
Burmantofts
Bramley-Broad lane side
Do not ever take a house on Tempest Road or surrounding areas-
Good areas include
Headingley
Alwoodley
Garforth
Woodlesford
Methley
Weetwood
Bramley Town End
Most students live in Burley or Headingley
Go to the Yorkshire Evening post website and check the housing section.

There are heaps of flats in Leeds; there's a bit of a glut on the market at the moment.
Do a search on http://www.rightmove.co.uk/ and you should come up with something.
