There is no federal law that prohibits renting to a person older than 55. If John only owns one duplex, then the Fair Housing Act does not apply to him. John's state may have a law that prohibits age discrimination in housing, but it would not prohibit him from renting to a senior.

What he can't do is DENY the person housing becuase they are over (OR UNDER) 55.

what do you think people who are older than 55 would do if it was illegal to rent to them?

you can rent to anyone that you choose. you can place a age and declare it as a senior rental unit [our building is declared as a senior building]
