If you just moved in & are not the cause then the landlord will pay for cleanup. Don't like spiders? They are harmless & eat flies. The mouse makes a good pet if u like 'em. If U don't, get a cat. Smoke detector may just need battery. Ask if it's hard-wired 2 fire dept - much better than just battery. If place has many prob-lems or isn't "up to health code" now that U took time to look at it ask health department 2 check. Ask for Rent rebate due to conditions U didn't know about.

You can contact the HUD, Housing Urban Development, in your area and report the problems that you are having. Also, if it is not the battery that is out on your smoke detector, then you can contact the Fire Marshall in your area to report the incident.

If you were not aware of the mouse infestation; which should not be there in the first place, you can break your lease legally and not have to pay fines or fees. Contact the your Attorney Generals Office in your state to get info and file a complaint. Then contact the Tenants Union in your state to get info as your rights as a Tenant.

The place is unsafe and unsanitary; mice droppings carry diseases that you can make you very ill or be fatal.

Need Advice? If you have question about land lord requirements and responsibilities as well as tenant rights
Contact a housing counseling agency or call toll-free (800) 569-4287. They will be able to address your concerns and if not direct you to the correct authorities. You should not have to live with any kind of infestation or lack of smoke detectors in a rental of any kind.

Good luck.

Is it a cheap place? You will get your moneys worth. Is housing hard to find in that area? ANother reason for the proliferation of substandard housing.
Move out and rent in a better building, even if it costs more. You will be happier there.
Spiders- means you will have mosquito and other bugs taken cared of. Just vacuum them off.
Mouse. Report to health authorities

Look up the Landlord Tenant act for your state and compare it to your lease and if he is in voliation of anything then report it to you local housing authorities, they will help you get it taken care of and also I would start looking for another place to live as you probably will have to move once you start a file againist him, or the company that he works for, Best of Luck

Spiders does not indicate a dump and mice don't either. I live in a real nice house and still get mice. Tell your LL about the detector and if its not replaced then call the housing authority.

Your landlord is obligated to kill the mice and fix the smoke detector. Notify him in writing of both situations and keep a copy.

If he doesn't fix both situations, or anything else ( broken water heater, leaking toilet, etc.) you can notify him in writing that you are leaving and the lease is broken because he did not provide you with 'safe and adequate housing" as agreed to and legally required.
