What are the best websites for finding pre-foreclosure and fixer upper residential properties in California?

to be honest don't waste your time.... unless you have insider on a particular transaction there are way bigger sharks than you. Everyday there are a particular amount of foreclosures in each county. LA county has about 90 Foreclosures files each day. Orange County has about 60. All the big players grab them and they pay CASH. Everybody and their mother wants a foreclosure now a days. If you ain't a big doggie, get out.

as for fixers......... most sellers want too much for their houses... so buying a fixer and actually making a return on it is very risky and extremely hard to find because usually the realtor will buy it before you do if it makes sense.

I'd be wary of foreclosures and/or tax sales. The previous owners who have been kicked out may come for revenge.

Fixer uppers can be OK, as long as you've got the financial backing to do it. It'll take quite a while to recoup your money.

I wouldn't advise either. But if you have your heart set on it, make sure you have all your ducks in a row.

Were at in Cali are you. I am in nothern CA near Sac and I work in the forecloser field and have a list of homes for sale.
