The very best new roof option is an insulated aluminum panel roof system. These can be very expensive. Do a search for insulated mobile home roof and you may find a product similar to mine.

But in most cases, people want to coat their roof. The elastomeric white coating like Snow Roof and Kool Seal are the most affordable.

There is a much more durable coating available called Liquid Roof. Excellent product, but will cost 4 times as much as the elastomeric. This material is actual EPDM rubber in a liquid form. I would only advise the Liquid Roof if your roof has not been totally mopped with layers of elastomeric. With the more expensive higher quality product, you want to reap the full product life available.

Build up of old coatings will eventually fail and take any mopped on product with it. Whether you use the EPDM or elastomeric, prepping the old roof is key to how long your coating will last. Painted over old coating build up, the stuff may last a year or two. Installed on a clean roof, you could get 5-8 years on elastomeric and 10 to 20 years with the EPDM. you can buy stuff by the gallon that is especially for mobile homes. its a tarry liquid that looks like alumimum paint and you paint it on with a brush. I buy a trowel grade roof cement and seal all the cracks-be really careful with the edges where the roof and the sides meet. that has been a real problem area for me. i have to do this on my rv about every year as i can't find anything that will last either.

kool seal is an aluminum coating that you mix real well and roll out on the roof , last normally 8 to 10 years or called mobile home roof coating depending on where you buy it ,real easy to do good luck
