it has rusted out buy a new one. you can prevent it by changing a rod but that won't help you now. good luck

Usually they start to leak from the bottom. Are you sure the water is not coming out of a pressure relief valve that is located at the top of the tank. It will probably be a brass fitting that has a bit of a conical shape to it. Otherwise, if it's leaking from a seam, or a connection then you will need a replacement tank. For myself it was a "No-Brainer" our hot water tank is a rental from the utility company (Electric) so they replaced it without charging me anything.
A hot water tank replacement is not a good do-it-yourself project because there are new safety standards in place on the newer ones, & unless you are well aware of them you could end up not meeting a couple of new local building codes. Especially if your old tank is more than 10 years old, there will be some new safety features that will have to be added to your existing plumbing to bring the new tank up to todays standards so call a plumber if your tank isn't a rental like mine.

I had this problem once, tried many ways, But cannot. Until I saw an ads in the net and found this man.(Wong. I don't know the full name)

Unlike my past few experience, i get a quote from phone (even as low as $15) and when the svc man arrived, price always higher or he will not go.

For the past few years, I gave his contact to many ppl, NO COMPLAIN AT ALL.
He solved many problems for me already. Things like clear choke, change toilet flashing sys, hang picture, change taps and many. All job are up to my expectation.
He charged from SGD$60 to $265. Depend on what type of work and difficulties.
I feel that Wong is better and more of a handy man, a good helper than normal svc man.

Possibly rust from inside. Be careful! It could be getting ready to sort of burst, creating a flood on your floor. We have found that 7 yrs. is about the life of a hot water heater. Esp. if you have a family and lots of baths & showers are taken.

the water hose at the top of the water heater that puts water into the actual tank of the heater is probably leaking. Buy a new water hose.

HI, MAKE SURE TO CHECK THAT NONE OF YOUR PIPES ARE LEAKING GOING INTO THE TOP OF THE HEATER, AND IF YOU RELIEF VALVE COMES OUT THE TOP PIPE IT DOWN OFF THE SIDE IN CASE IT IS RELEASING PRESSURE EVERY NOW AND THEN, IF THIS IS NOT IT THEN THE TANK IS GETTING A HOLE IN IT AND WILL HAVE TO BE REPLACED.
