The purchase price on the condo is $167,000. What would be a fair offer. The condo is brand new...Master Craft builders...all appliances included in the price....1800 sq ft...upper unit.

Im an appraiser and Realtor. Call a local appraisal company and ask if you can pay them $20 bux to do a comp search. If you can find one that will, they will tell you what they think from viewing sales over the last year in that area. It'll be the best $20 bux you ever spent if they say it's lower and you win that negotiation.

since the condo is brand new, is it being sold by the builder? or is listed thru a broker? normally if the condo is still w/ the builder, there's no negotiation. But if it is listed w/ the broker, which mean someone else already bought it from the builder and now listing it for sell. If this is the case, depending on much you really want to buy it, you can offer up to 5K less just to see how much they would "counter offer" back. Since I do not know where you live, you might want to check some listing for condo around that area to see how much they go for. Also, since all appliances are included the sell price might be a little higher than other condo w/o appliances. But if you love the place, it might just be worth it to pay the full price or even try to offer more so you will get the deal. When I bought my house, I love it so much that I offer 11K over the asking price (and the house is old and doesn't come w/ any appliances).
