Depending on how much sun you get in that part of your yard I would suggest a colored beech tree they are absolutely beautiful and get about 25 to 30 feet, I think. Also this tree doesn't get to wide so it is not a bad tree to put close to a big structure. There are also a few good spruce trees that you could look into like an alberta spruce but these are very slow growing. There are also a lot of flowering trees that don't need a lot of space underground like a crabapple tree or there are even some types of lilac bushes that do well when you train them to grow as a tree.

A 30-35 foot tree will have a large rootball no matter what and is far too large to position so close to your house without possible damage to the foundations,
Try something like an Acer or Ornamental Crab apple instead
