I recently bought a home with a condo association that appears to do NOTHING! A few of my neighbors and I are very concerned and would like to make some changes. I need some information regarding the rights of community members of condo associations.

The answer will be in your CC&Rs. Generally, members only have the right to vote. If the Assoc. isn't doing what it is supposed to do, then run for office in the next election.

146 condos and one person owe 130 and get 130 votes and hire a broker firm to run the condos in which they rent out.also the broker firm employees are elected members of the homeowners association,they control everything.i have talk to one lawyer and he said this was illegal

Get a copy of the condominium declaration. It will spell out what the association can and cannot do, either in the text or in the by laws or in the association by laws. If they somehow declared the condo without adequate provisions for an association, one will have to be formed, probably with the consent of the entire residence. B.

First you need to read the Condo Association's By Laws. If you see anything in the By Laws that the Association is not doing or is doing that they shouldn't be, then you should write a letter to the Association regarding it. If you get no satisfaction from the letter, then you need to see a real estate lawyer to sort it out.

For the best of my knowledge, the first and best place is the bylaws of your association (HOA CC&R). If you are a CA HOA, please refer to CA Davis-Stirling Act Civil Code 1350 to 1377.
