Saturday I overflowed the sink on our second story apartment... pretty majorly (drywall and ceiling damage done to the guy below us). I feel awful about it! Ofcourse I apologized and offered to pay for all damage to the apartment below us.

The problem now, is that the landlady who lives in the OTHER apartment beneath us, is accusing me of having a washing machine and apparently listening in on conversations (judging by her email to me, and a conversation she had with my boyfriend).

If this place were insulated and sealed properly, then not as much water damage would have been done... and she would not be overhearing private conversations and mistaking the vaccuum cleaner/aquarium filter/breadmaker for a washing machine!

Besides apologizing and paying for damages... is there anything else I should do? It will be atleast 6 months before the house we bought is ready to be moved into. Moving is NOT an option.

I was doing dishes and it totally slipped my mind that the sink was running when I went to answer the phone... it overflowed because I was filling the sink up with dishwater. The drywall on the ceiling and walls in the place below us seems to be water damaged- and as of right now, no one has come to inspect the place and give us an estimate. I really would like to get this paid for by Friday (payday). I feel awful for letting it slip my mind, but the landlady has raised this to a nonprofessional level and it is SO much more stressful!

Make sure that you get a receipt and good documentation that you paid for everything and have her sign a sheet saying that if you pay for everything that she will be done with the matter.

When you draw up the contract, make sure you specify what exactly you have to pay for and then have her sign it. That way, if you do end up in court, then she can't come back at you and say that you didn't fix something else that's not related. Also, the contract should specify the amount of any estimate and who is choosing the persons doing the repair.

Believe me, you CAN end up needing the contract to submit to a judge in this situation.


As far as the washing machine, if you don't have one, then you don't have one. How the heck would she know what you do in your apartment. It's none of her business. If you had to stand in front of a judge, she would probably be told as much.

There's nothing more you can do, let her in your apartment to prove that you don't have a washing machine and keep your private conversations down low so she cant hear. She sounds like a right moan so don't give her any other reasons to bi'tch about you. Its only 6 months so just keep out her way and tell her what you really think of her on the day you move out. She cant evict you for assuming you have a washer or for eavesdropping, good luck.

Tell the landlady if she keeps listening in on your private conversations that is eaves dropping and it is also considered harassment and you will file suit against her for harrassment. Also bring her into your apt and show her that you do not own or have a washing machine. How could she confuse the noises is beyond me.Be upfront with her and stand up for yourself. Once she sees you are not going to take her crap more than likely she will back off. Good Luck.

That kind of sucks. Why on earth would she think you'd have a washing machine in your apartment? Where would you put it? LOL.. crazy woman. I guess the only thing you can do it talk softly with your husband and realize that what you talk about in the privacy of your apartment can be heard by others. You did the right thing with the leak sitiuation tho. Try to suck it up. 6 month can go faster than you think.

ok first off you should have never admitted to anything. second you paying for the damages is just dumb. third the sink clogging up is a maintness issue that the apartments mandatory mantness guy has to fix. forth if theirs nothing in writing about your washing machine then you can have it. fifth if you cant hear your land lady talking from your apt then maby you should think about searching your apt for a hidden micraphone or a camera. sixth if you can hear your nabors below you talking then maby their telling the land lady whats going on. seventh. you have no controll about insolation. it usualy comes in rolls and you just cut the size and fill the frame gap. thank you i hope i helped

well she has to give you 30 days to move out anyway, and then you can appeal it and it will take about another 30 days or so and then she can appeal...and so on and so on...how did the water damage happen? Maybe she might be at fault in someway. Whatever the reason you can threaten her w/ a law suit for asbestos. She might get scared thinking that there might be some there. I dont know

Why abort a teenager? can not you purely placed the undesirable teen up for adoption? why pay? surely she has property insurance. That's what it's for. she is being paid rent by you, and she should have calculated things like this into the rent. you don't sound like a bad tenant, and you made a mistake. sit out the six months then get out. get your own place and be careful with the taps. good luck.

or you could be a civilized person and bring it up with her and have a 'chat'. If that doesn't work, go with the bat.
