Not the easiest thing, been there done that and it didn't work, and I am in Real Estate finance, you really need to leave this to a professional, as you have no idea what it entiles, it is quite difficult, I made it difficult for myself too, when I tried for over a month and a half with no results and the people really really, will get on your nerves.
You must make it look very appealing, (that's a no brainer)
It's quite difficult to sell your home on your own, as a lot of advertisement has to be done, if it is not on the MLS then there is less exposure and no one knows the home is up for sale, it is pretty much something you shouldn't mess with, and the market is pretty slow right now, homes aren't moving as fast as they used to, inventory is large. I'd say contact an agent just to give you some numbers, I couldn't sell my home and ended up hiring an agent, she wasn't the brightest person and didn't do a great job, actually messed up in the end and I was furious, make sure you get a good agent, or else your home will sit there extra time.
If you still decide you want to do it on your own, you as the seller would open escrow with a good reputable escrow company and ask the escrow officer to draw a for sale by owner escrow purchase agreement and since you are the boss, selling the home, the buyer has to agree, as they don't have any say, because you are the owner, you must tell all prospects you are only showing the property to approved buyers and must present their approval letter, before you even show them the property and once you accept an offer, if I were you I'd verify funds, I would ask for a minimum escrow deposit of $ 5,000. and let them know obviously of a closing date and they must close on or before that date, if transction gets delayed you need to let them know that after 45 days or 30 (it's up to you) there will be a per diem charge, # of days this gets delayed.

Dumbest thing I ever heard is when someone says you can save a commission selling a house yourself. Put yourself in the buyer's position. When they show up to look at a house with a "for sale by owner" sign, the first thing they do is subtract 6% from the price you ask and go on from there. Stop kidding yourself. National statistic indicates FSBO sales are lower than sales going through Realtors. Also well over 80% of all sales goes through Realtors. As bad as the market, you need every bit of exposure for your property and the Realtors are not going to show your property and they control the bulk of the traffic. Whoever is left showing up are going to be low ballers looking for a bargain from an uninformed seller. A home is generally the largest asset people have. Why take a chance?

Take some really fantastic pictures and put them up around town with flyers and in the Sunday Newspaper (the one the most people read). Have an open house with signs and balloons and advertise!! Clean it up, experts say (as do real estate agents) that you need to take 1/2 of your things out to make everything look bigger and thus more appealing. Have fresh flowers around and the plants in the yard looking great (even if they need to be replanted). Keep your grass mowed and sidewalks swept, people want to think that you have been taking great care of the house. Painting is a good idea, as well as painting your front door a fun color, like red. Outward asthetic is a big deal in selling a house. Make sure your closets are super clean and organized and there are not funky oders. Keep things picked up and good luck. Overall, selling your house on your own costs nearly as much as having a realestate agent because of all the advertisting you do on your own and then you never get as much for it. With a real estate agent you are more likely to get your asking price and the amount you pay them evens out with all of your expenses. Consider it at least. Good luck :)

You first need to de-clutter it, then you need to clean it from top to bottom. Make sure you home looks neat and clean from the outside and that the lawn is cut and landscaping is neat. None of this cost money and can make all the difference in selling your house. If you have a bit of money box up the majority your personal items (I mean other than the things you use daily), box up papers (like bills and things that need to be filed) and put them in storage. Freshen up the paint inside and out, it will make the house look newer. Clean out your attic or basement and make them look neat and clean. Think about a model home that you would go into, there isn't any clutter or mess anywhere. You can walk in and think about what you would do to a room to make it your own without being overwhelmed with the owners "personal stuff". You can make your house welcoming but not personal. Also, people say to bake cookies or pie to give it a "homey" smell. I don't agree, allow your house to have a fresh clean smell and people will be more comfortable looking at it as they assume that it would be a healthy place to live.
After you do this there are many web-sites you can check out that have info about selling your house on your own. You can also hold an auction. Ask friends and family and find the best way to advertise.

Paint the front door: have the place smaell wonderfull like boil cinn in water or have just baked something; have freah flowers,l remove all clutter and have the place very neat and very clean. Expensive good smelling siap in the bathroom give some more ambiance. Have a printed page with all the details saize of rooms lot, names of trees and plants,; offer to bay for any home inspector they choose and give a one year appliance guarantee. Have an attorney do teh closing.

WE JUST SUCCESSFULLY SOLD OUR OWN HOME IN MARCH!!!
Nobody knows your home better than YOU do...so, YOU can make "viewing" appointments at YOUR leisure, when you know your home looks the best(morning, afternoon, evening, depending on the light coming thru your windows). You can create a great atmosphere; having "just the right" lamps on in certain rooms, having certain aromas throughout the home (candles, baking, etc...). And you can give the potential buyer the rundown on your home; give him the high points, accentuate the positive, share family memories you've enjoyed there...
Since we put our home up for sale in very late February, there was still lots of snow on the ground...I had a beautifully landscaped yard, absolutely FULL of wonderful trees, shrubs and lots of colorful perennials, so I bought a painters easle and created a gorgeous collage of what our yard looked like during Spring & Summer!!!! The customers all loved it!
We also did "flyers" to hang alongside our FOR SALE by OWNER sign. We included only the basics; how many rooms, sizes of each, any upgrades, what would stay; pool, appliances, etc... but NO photos of the inside. We wanted people to come INSIDE and check it out. It worked well. Be creative, the ideas are endless! We had 2 open houses on 2 consecutive weekends, and sold our home the 3rd week.

You are opening up a can of worms by trying this. Unless you've done this before successfully, you could be in for some serious trouble! You have no means of securely screening persons coming to your home, promising you a contract and then delivering same! You save very little but can turn your life upside down. Why do that?

As a Lic. real estate agent what I can say to you is patience you will need a lot of it, the price will make all the difference make sure your house is worth what your asking for ,make sure they have a pre-approval letter if they don't your wasting your time because there looking and you not there as a tour guide,put your self in there shoes and find out about things you would asks your self if you were the one buying,paint does wonders for a house , keep it clean and put adds in the paper. Get rid of as much clutter as possible. People want to imagine what their furniture looks like in the space.
Hire an attorney to look over the final contracts before anything is signed. It's well worth the cost and is still far cheaper than a realtor.
