I am buying a house on Saturday the inspector came in to check out the house I paid him a check for 225 dollars, My question is this if I go back and tell my realtor I want the things found wrong with the house fixed. If the seller agrees to fix the items found on the sellers report, Can the inspector come back to reinspect the house again to make sure the items he found on the house were fixed? And if so do I have to pay him again to have the house reinspected?

Yes you do. That is how they make their money. They might have had something in the contract and it might not cost as much but they don't really want to come to your house to make sure you are satisfied as they are in house inspections and have no real interest in your happiness or transaction.

If the seller agrees to fix those items than it is up to your realtor to make sure it has been done. The inspector may charge a trip charge just to make sure they were done correctly. Many sellers will just do a patch and make it look good. It may be worth the extra funds to see if the seller kept up his end of the contract. If it still not done the way you want it then just tell the seller to cut the price off the home or give you the money needed to repair it yourself.

Otherwise, you can get out of the Agreement of Sale if it is not done the way it should have been done with no penalties.

He might cut you a deal to just check the particular items, and not the entire house, but I'm sure he's going to want some $$$.

If the items aren't fixed, but they claim they are, you have every right to drag the buyers to court. That usually keeps dishonesty at a minimum in these cases.

My inspector charges 250$ for the first inspection, and $50 for any follow up inspection on the property.

Someone has to pay the inspector for his time. Have the Seller agree to pay it.

He might do it for a discount as this would be re-check, ask them. They are a business and that is how they make money.
