Even HDB cannot guarantee that the transaction can finalise until 2nd appt, so why is the rush to collect commssion for something not finalised? Staff of ERA says that this is company policy, but other real estate companies don't enforce this?

Clarification : The invoice was sent to me by ERA head office, nothing to do with the agent.

You shouldn't have to pay until the transaction is final. Unless he is talking about a deposit - which shouldn't be paid to the agent too.

Lodge a complaint with ERA against the agent if you need to.
