Careful, you get what you pay or don't pay for. It may well be smarter and cost effective to have a lease drafted by a real estate broker or an attorney. You may get more than you bargain for if you fail to get the terms right, end up in court and a judge has to decide what is "fair", and rule under state or federal laws and in his eyes. You may also have state lease laws or federal lease and/or lead based paint laws that you, like licensed real estate agents must follow. Ignorance of the law is never excused in any state.

There are no free lunches, there is always a cost.

Think long and hard about it, and chose wisely.

Do your research for your state if you attempt this on your own, I ve recently dealt with this but in my own state. Know the laws, and if your in doubt definately consult an attorney or real estate broker. I did handle my own, and it was sufficient but I could have been a lot better off, not had to report so much damages to the courts and had the guy out of there a lot sooner than later. Make sure you cover every possible item that could go wrong.

You can try office max or staples for pre printed contracts or even the microsoft template website.

I don't know about free, but I bought a packet at Staples for like $7 that hasmore than made up the price. It is very thorough and leaves no topic untouched. It is made by Socrates (www.socrates.com)

Even if you locate a freebie, I'd STRONGLY recommend that you have a local attorney review it for you. Those firms don't practice law and won't cover you if there are legal errors in the lease. Those errors could clean your clock financially.
