I have a small not for profit organization, but we are at the moment meeting in a community room of a complex. There is some open property/ a small building and small apartments that I see great potential in that is across from where we meet, that would be an excellent place for my Organization, I'm wondering if maybe the owner would donate it and file it as a tax deduction, but it has a real estate sign up saying that it's for sale. Can the real estate company help me with this or should I contact the owner on my own?

Go talk to some bankers. My dad donated land for a Boys and Girls Club and it was his banker that called him and suggested the tax advantages. Get out and schmooze some bankers!

The real estate company is not the person to help you. And it can be more complicated that you are thinking to do this. What makes you think the owner of this property need this big tax write off. If it is not in his advantage he will not do it. Plain and simple. Even though you are non-profit most people need the money from the sale to buy another home or for retirement or other expenses. If you owned the property would you give it away? This is what you are asking the owner to do? Free and Clear.
Most people who give propety give it to big organizations where they know where the money will go like Cancer Society, Mental Health etc.
The only avenue I can think of is to put a local add in paper asking for a donation of a building or one where they owner can offer free rent or reduced rent. Tell them what the organization does and how it helps the community.

Well if they are trying to sell it, they probably won't donate it but the first step to getting donations of any kind is to make sure that your non profit project is something that would appeal to and assist a wide variety of people. If it is just for a single cause that really does not appeal to many people, your chances are slim no matter how generous the owner is.

Also for a better chance of getting what you want you must give the owner something in return, even the most philanthropic person wants something even if it is just have their name on a plaque on the building.

i'd communicate with the owner for my section. The realtor isn't likely that can help you out too a lot because it might want to point no comission for them. Be prepared to furnish as a lot information as you could to the owner about your organization. also, do your research on the owner so that you understand as a lot about them as accessible. it's going to make your first interplay bypass a lot extra easily in case you teach that you understand your stuff.

do you have a tax exempt # for your non profit? I believe if you do most local libraries will allow you to meet at a huge discount or for free.call your chamber of commerce,they can point you in the right direction.
