when i moved in it was going 2 be 2 people but the situation has now changed.my name is the only name on the lease. i can no longer afford the rent on my own.:( I've located another cheaper place. please give me any suggestions that will help me take care of this problem with out harming my credit and leaving my land lord in a whole. thx

Talk to your landlord. You never know they may have someone looking for a place right now and not have a vacancy. They may be able to rent your place to someone today for more than you are paying.

Offer to pay for the advertising and tell them that you could be out within a week of them finding a new renter. If you have any cash you can tell him that you will pay for a half months rent for the new renter so that he can offer a move-in special in the paper. You could also run the ad and find a renter yourself and go to the landlord with the new renter to get them approved.

However, you may just have to pass up the cheaper place you've already located while you wait for a new renter.

First, just talk to the landlord. Hopefully he/she is reasonable.

Sorry, but you don't "get out of" leases without being financially responsible for whatever terms and conditions were stipulated in the lease. This may include anything form losing your deposit, to being liable for all the months' rent left on the lease until your landlord re-rents the place. Sure, you'll be gone and you can blow off the obligations, but then they will report you to the credit bureau and will credit rating will take a major hit.
Best thing to do is talk w/ landlord, tell them that your roomie bailed on you, and see what you can work out. But that's about all you can do. Leases are signed for a purpose. If they weren't binding then there'e be no point in having them.

As far as I know there is no way to get out of a lease other then death.If your landlord will not break the lease after you talk to him then when the lease expires tell him to kiss your @ss.Thats why I have never rented from anyone that wanted a lease signed.I always figured I may have the money and I might want to live there now but there is no way to tell if I will have the money or want to live there 2 months from now.

Just be up front with your land lord.............explain the situation....You signed the lease knowing you were the only one?
In all reality you are responsible. But your land lord may understand......Is there any possible way you can find someone else to share this?.maybe your landlord can advertise for another person to share this . Ask him to help you please!!! Let him know that you are not the type to just up and move...Everyone has rights and so do you.......good luck.

1. ask your landlord if you find someone to rent the apartment before you leave will they release you from the lease.
2. read your lease and see if it has a clause in it that say something to the effect that if you have to move to be closer to your job that you can be released from any obligation. sometimes this is only effective if you work in another county and move to that county to be closer to your job.
