We have advertised on daft.ie already on friday, and have had good reviews, but we havent got an auctioneer yet, getting one on monday. What else can you do to ensure a good and fast sale?

I went to view a house recently....lady had candles burning in the hall, lounge, kitchen table and in the bathroom - really homely. (Yankee candles are the best ones - beautiful smell) A real fire burning, if you have one is also welcoming. Turn all table lamps on - lighting makes such a difference even in daylight. Big bunch of fresh flowers (lillies) in lounge/dining room/hall or kitchen looks good. Also lots of plant pots around front/back doors with living plants in them not dead ones. No clothes drying on radiators or pots/pans in sink. Make some fresh coffee - another beautiful smell. Main thing is NO CLUTTER anywhere - puts me off when I see that - house will appear much bigger without it. (If you have kids, dogs or cats, pack them off to grans or a neighbours - hubby to the pub! when you have a viewer; that way you can keep the house tidy.) Good luck with the sale. ps. and no cats sitting on worktops - puts me off completely!

Do the following and you'll be fine:

1. Make sure the house is spotless and get rid of all clutter. Try to look at the house like an outsider - you may be used to piles of magazines or hundreds of china knick-knacks but a buyer will find these off-putting.
2. If you have any minor repairs that you've been putting off that are obvious, do them! You may not notice these, but prospective buyers will.
3. Don't leave the lamps on in the daytime - it gives the impression that the room does not get enough light. But do make sure the windows are clean and letting in lots of light.
4. Buyers are savy - things like candles and baking smells are old tricks and buyers know this. Stick with fresh coffee and offer them some!
5. Make sure you're using all your rooms properly. For example, if you're using the dining room as a study, change it back to a dining room.
6. Don't forget kerb appeal - the outside appearance is important too.

This works especially on chilly days!

During Open House, bake a batch of cookies nad make SURE they're out. The warm smell of cookies andsweets has a positive psychological effect on people as they enter and remain in the home.

Also, to make the home feel loved and lived-in, have traditional stuffed animals on children's beds, etc.

Make the home fee lived-in and family-oriented!

Make sure all paintwork inside is of neutral colours and fit a white bathroom suite. make sure also that no or very little work needs doing outside cut the grass and tidy any borders FIRST IMPRESSIONS COUNT A LOT. MOST PEOPLE DECIDE TO BUY WITHIN 30 SECONDS.

Sound's silly but if you spinkle cinnamon on a baking tray and put it in a warm oven it will let off a lovely homley smell and make viewers feel at home as soon as they walk in.

Keep your house extra clean- smelling nice and a very tidy garden helps.

good lighting in all rooms and if you have any rugs take Them away it makes the rooms look bigger.empty any storage rooms again makes them look bigger.tidy the front of the house.
