My bathroom ceiling has flat paint on it. It looks disgusting due to mold and mildew. From time to time, I scrub it and some of it comes off, but even right after cleaning, it looks horrible. Should I just treat it with TSP and then put on a couple of coats of latex semi-gloss?

Yes, it is a ventilation issue. My daughter insists on showering for at least 30 minutes using scalding hot water and won't leave the door open a crack. There's no fan or window, either--only a vent.

First, you'll need to find a way to keep the humidity down, or dry it out quickly after a shower in there, or you'll have the mold / mildew problem no matter what texture of paint you use. Maybe keep a small fan close by and turn it on with the door open after showers to let it dry out.

Bleach or TSP are good ways to get rid of the mold -- be sure to rinse the surfaces down really well after using it. Whatever you treat the surface with, BE SURE TO LET IT DRY COMPLETELY -- maybe a few days -- before putting the primer down (sorry for shouting).

The choice of a flat or a semi-gloss finish is a personal preference. I had semi-gloss on the ceiling but didn't like the glare I got from the window so I switched to a flat finish.

Latex just means that it's a water-based paint. Go with latex because you'll need at least a week to get rid of the fumes from an oil-based paint. Also, someone else wrote about mold inhibitors or mold resistant paints -- great point; look for paints labeled that way.

There are now paints that are just for kitchens and bathrooms. Use the Kilz as everyone suggests, then the bathroom paint. You could also lay down the law to your daughter, and tell her she MUST leave the door opened a crack, take a shorter shower or at least crack the bathroom window. Show her the damage she is causing. Home Depot also has ceiling lights that have a ventilating fan built into them. I don't know much about them, but maybe you could check them out.

If it was me i would use kilz water base sealer. Then use LATEX ENAMEL FLAT. It is water base but it is washable.semi-gloss is ok but you'll have a shine. It will dry faster and not have a strong smell as pure enamel. it sounds like you have a steam problem you need more ventilation. you can install a exhaust fan or a louvered door panel

Id recomend kilz primer and then a good semi, but sounds like you have some ventilation issues, or a heavy smoker in the house.

in a high humidity area such as a bathroom you should use at least a semi gloss latex they are now available with mold inhibitors. use bleach to remove the mold, then use a primer before you put your final paint on

Make sure you use a product called kilz ask for it at any home improvement store. Nothing ever comes back through it . Then
you are free to choose what paint you want. hope this helps.
