We've had a house on the market for two months with no nibbles and hardly any lookers. The house is in a good neighborhood (good schools, shopping, away from bad traffic areas, easy access to freeways) and is in great shape. We had more interest in the house when it was for sale by owner. We had a deal that fell through and decided to get a realtor because we moved four hours away and didn't want to deal with having to go back to show the house. Are some listing agents better than others? With so many buyers looking at houses on the internet now, does it matter who we list with? If it does matter, how do we find out which realtors have had the most success in our neighborhood? Thanks.

Just wanted to note that we have had the house listed with a realtor for the past two months. I'm just looking ahead in case the house doesn't sell when her time is up.

Yes!!!!!!!!!!!! I am a licensed real estate broker. chose very carefully. get referances. Interview several. Some are excellant, some are useless. They should list in the listing agreement exactly what they will do for you and what their responsibilities are. Signs, advertising, multiple listing service, open houses, etc.

Many realtors specialize into Buyer's Agent or Listing Agent. What you want is a real marketer, someone to list your home and market it all over the internet, all over the local market, and take an interest in selling your home.

Dave Ramsey's list has high-volume people only.

yes, it does matter. Use a Realtor who lives in the area and specializes in that area. Most Realtors will say "I am licensed for the whole state" because they want the business. You want someone who lives and breathes the town of your property.

Sometimes it makes a difference what company you list with, if you list with a well known company (century21) you have a better chance at more advertisement. If you need help finding a better realtor let me know i can help you find one.

You need to choose a realtor who will work well with your demands. When the realtor is not working well with you please find another person to show your house.
