If it's not lawful what can I do. I've been paying rent to him over 3 years and he's taken out another mortgage on the house and now he want to go up 400.00 dollars more on the rent...What can I do about it?

It depends on whether you currently have a lease or are on a month-to-month tenancy.

If you are in the middle of a lease term, he can not unilaterally raise the rent.

If you do not have a lease, or if you used to have a lease but it expired, then you are on a month-to-month tenancy. In that case, he can raise the rent, but he has to give you advance written notice, usually 30-60 days in advance depending on local laws.

Also, if you are on Section 8 or in a city that has rent control, these programs restrict rent increases, and an increase of $400 is probably prohibited but I would need more information to say definitely one way or the other.

If you have no written contract stating exactly how much your rent is and for what period of time, (1 year, 6 months etc.), Then it is 100% legal.

in the middle of a lease no he cant change your rent.it is a contract and he must follow it just like he expects you to do but if your lease is up and it is time to renew yes he can change it on you!that or if you are renting month to month and there is no lease then he can change it.

If your original lease is up, give him 30 days notice and find a cheaper place.

You are not responsible for his getting a second mortgage so why should you have to pay it. MOVE!!!!!!!!!

If you have a lease, he cannot. If no lease, he can do whatever the hell he wants.
