You can break the lease, and in fact you have a valid reason to do so. But there are penalties, usually you will have to continue paying rent until the landlord finds a new tenant. The best scenario is for you to find a qualified tenant to replace you. Also try talking to your landlord and see if he will give you a break or if he is going to hold you to the lease; it doesn't hurt to ask.

It depends on what was in the contract you signed.
The default is that you have to fulfill the rest of the contract if you have to move out early. However, there are many places who would accept exceptions, i.e. military transfer, company transfer etc.
Check your contract and talk with the land lord.

can't see how that would be fair being you signed a contract.try to work with the landlord but understand their position also. would you want to be evicted if their neighbor's son inlaw's friend needed the place because he landed a job there?
