ohhh a CA sale.. you pick a horrible time to get out quick!! I just sold my home, in CA.. took awhile.. but here are some tips i learned.. is your house clean, decluttered? make it a show room, add flowers, gets some scented candles, add soft classical music.. turn on all your lights.. (if you have bad carpet, horrible walls etc.. and dont have time to fix, make it known that you will take care of these when an accept offer is brought in ( as an insentive)) ok house ready to go?? yard.. same thing.. clean it up.. no dog poop on the grass... now about getting those people in your house.. make sure your price is well below average price (not selling will cost you more.. trust me!!) make sure you are giving the realitor that brings in the buyer is getting 3%. (yes.. the horrible truth is.. if you affer less, the realitos may not bring in the people) Make sure your realitor has put your house on tour (where your realitor brings in other realitors, so they know your house for their clients) Have an open house both sat and sun of every weekend (if your realitor cant have an open house, you can do it yourself, have your reaitor advertise it, and go over what you should do) Have a snack for the open housers.. cookies is good.. make sure your reaitor is advertising.. alot and in surrounding areas, not just your area.. if your are triing to do this on your own.. i would rethink that.. a reatitor really has better access to getting people in (unless you have someone in the business that is willing to help you) never refuse a walk through (keep your house within 10 mins of someone coming in (yes alot of times there will be people driving by and want in right NOW!) i have put dirty dishes in my oven, as they were waiting at my door.. but most people understand alittle mess (NOT MUCH).. i think the last thing i can think of right now.. is when someone is in your house, leave!!! give them the privacy to talk freely.. when i was looking at new houses, i hated when the owners didnt leave, i felt like i hate to be "careful" if i made commints.if i couldnt leave, i would make sure i was in a diff part of the house from where they were, or went outside... oh one more thing... make it sound like your house is a great deal.. but you are not desperate to sell.. if you sound desperate.. the buyer will take advantage of that.. good luck!!!!!!

If you have a realtor, that's his job (getting more people). However, the surest way to get people in is to create the perception that it's a lot of house for the money. So...
1. Do a lot of market research. Make sure your home is priced very competitively. If you are priced higher than average, your idea of one month is out the door. Further, make sure your price is competitive for your neighborhood--this could be hard if you have the nicest home in the neighborhood.
2. Make sure your home has curb appeal. People often drive by first. Clean your landscaping, plant some colorful flowers, paint your front door, get rid of the rusty refrigerator on the front portch (just kidding). Make sure your mailbox is fresh, keep the lawn mowed and trimmed. People will see your house even before you show it.
3. Get some interior photos. For these to work, your home has to be totally decluttered. Photos make even big spaces seem small, so you'll need to remove 50% of your stuff to help open up the space.

DE CLUTTER the home, pack all your personal items... repaint the inside in updated neutral colors, clean the windows and accent a view. STAGE the home with some well placed items that will draw the eyes to selling points around the house. Wash down all doors, hallways, light switches, window sills, cabinet doors etc...Clean your cupboards, drawers, closets, remove any excess items you dont need for the next month. this way they look clean and organized. This makes it appear that you have alot of storage Take out Large pieces of furniture unless they are absolutely neccesary. This way people can see what thier furniture will look like in the house. give your home some curb appeal, Put a fresh coat of paint on the door, brush away cobb webs, put a "home sweet home" sign on the door, plant some colorful flowers, pull any weeds, open up over grown areas... make it look inviting. If you have pets, remove any odors and pet hairs and put your pets in a carrier or send them to friends house when you have a viewing. make sure the yard has been picked up if you have a dog, and make sure the litter are is clean if you have a cat. If you have patio, clean off the deck, or concrete, clean up the grill, place patio furniture in an inviting arraingement to show it is a fun area for entertaining, clean the pool, put fresh water in a bird bath and fresh seed in the feeder, put a planted pot on the patio tabel with maybe a few empty margherita glasses! Burn some homey candles or bake cookies before the open house and leave a plate out for your guests. All this packing up and putting away stuff may seem like a hassle, but just think... when you sign that contract.. your more than 1/2 done when its time to rent the moving truck. good luck

Have some signs made describing your house attractively with info... hang them at all intersections within 5 miles of your house with your phone #.
I sold my condo and 2 houses this way! People really do read these road signs! Buyers would prefer no realtor and would drive around neighborhoods the want to buy in. Hang on telephone posts, by stop signs ect.
Fri morn is good to get weekend shoppers without risking them being taken down! it is well worth the money!

Bake some cookies! One's that smell really great...then, leave some on a tray to offer the open house lookers. Above all, make the house look as clean and warm as possible. Don't worry so much about replacing expensive carpet, paint (unless it's really gross), because the new owners will change it anyway! Offer a dollar credit amount in the decrease of your asking price if there is any one really bad thing about the place that you are aware of.

"advertisement" the more places you advertise a home the more chances of a person finding it, also give a detailed map to the property that always help them be familiar with the area too like school, mailbox basic stuff that normally isn't asked but people wonder... make your house homely looking like a fresh paint job, a throw rug, nothing tacky of course, get rid of cluster.. inside and out, use a gardener to spruce up the place on the outside. and make sure it appears to have room if it looks small, no one will want it, also no one wants a dirty place, even if everything appears perfect, go through it one more time: cleanliness is next to godliness.... well i hope this helps

there are people realtors hire (make yours do this) to come in and get rid of half the stuff you have and you get a storage unit. Then they go spend about 500 to 600 dollars (of your money)on just the right towels, candles, cheap rugs, etc. My daughter did this in Houston and they got 15,000 more than they expected to get...she said the house looked awesome. These people who came in made her take away 3/4 of the family pictures as she said, "You don't want people looking at anything but the house"....these same people who came in spent 1000.00 ( of your money)on instant landscaping in the front and back patio (all this was done in 3 days..inside and out...including paint touch ups, all decided by these folks the realtor paid)

keep it clean, glade plug ins and smelling nice, new carpet is quick and has that new smell everyone likes also fresh paint helps and is quick. price it right in this market you are not going to get what you want so accept it and use your business mind to set a price that would make you want to buy it from yourself. have open houses. Good luck dress up in a big yellow chicken costume with a plastic butt sticking out holding a OPEN HOUSE sign in one hand and FREE DOUGHNUTS in the other That's what i'm about to do.
