im getting ready to sell my home. this is the first home i have ever tryed to sell, so i dont realy know what to do. ive don all the remodling and now i dont know if i should hire a realitor or do it myself, and would a realitor charge more

-First list your house in Buyowner.com and forsalebyowmer.com.
-Have open houses every Saturday/Sunday for your first month. Be sure to advertise as much as possible (signs, ads, balloons)
-Always be available and always answer your phone.
-Don't talk too much to the people who come to your open houses, make them feel alone and comfortable.
-Be flexible by $6-10,000 for the price. This can speed up you selling process by months if you're in a hurry

The only thing realtors have that you don't is a large advertising reach. But you could get plenty of people to notice your home on diy websites like the ones first listed.

If after the first two or three months you feel like there are not enough people interested, then it is time to hire a realtor. But you should definitely give it a shot on your own first.

Doing it yourself will save you thousands of dollars, and prevent the stress of dealing with a realtor. I personally hate dealing with realtors, and have been able to buy and sell TWO HOMES without one.

Hire a realtor, remove all your personal portraits....you never know what might bias a buyer. Empty the room out of most personalized items except for the large peices of furniture. Don't have your closets stuffed. Red flowers for landscaping and bake cookies on "showing" days. Vacuum tracks on capets are always nice too.

many things you can do,put for sale signs around your home,and neighborhood so,people can see them real good.you could take pictures of your home and put it on bullentinboards at local store supermarkets,other places that would have one.small magazine
or newspaper that appers regularly at stores,supermarkets,
newsstands,like wise guide,uncle henry's home-sellers etc.etc.
you could even have an openhouse on your own.or even have an
openhouse for realitors only if you wanted to go that way,and have them sell your home,and pick the best one you want to go with.they could have some opinion on your home and they my
like it the way it is.and even the outside yard area and things like that may stay the same.somepeople do look at the yard and outdoors,some might even see oh!i could do this here or a garden over here,swing here table here.don't worry to much about any changes,just have the place the way you would like to
see it if you were to come looking to buy.good luck..

you can find realitors (like Help U Sell) that take care of paperwork and will help you get set up to sell, but you still do most of the work yourself. They charge only about 2%.

A realtor would charge about 6% of the sale price. I would hire one because there is a lot of money and paperwork involved in selling your home.

List it with a realtor. They charge the buyer the fee not the seller. Do you live under a rock? This is common knowledge.

Try it first! call a title company and talk to them about selling it. All the Realtor will do is advertise and show the property, very few of them will even know enough about your house to sell it.
