look on a website called easyroommate.com to see how much others in the area are charging and take advice from someone with either a law or estate agency.
as for 2 showers a day, depends why she has that many, some people wash more than others, i have seen myself have 4 or 5 in a day, so 2 isnt that bad!!
she must buy some things as well, it sounds like you are giving her to much of an easy ride, i am guessing she buys her on food, toiletries, tell her she needs to buy the necssities (spelt wrong) some times, you shouldnt always have to.

I dont think its cheap at all,(but then I dont live in your town) after all its only a room, not a whole flat or an apartment, you can ask an estate agent in your town what is the current rates for a doulble room with all the bills inclusive, see what they say, at least then you will have some idea of the current market for lettings.
Also if the rent is increased and its to high, she can take you to the rent tribuneral people and get a fair rent cos they will come and assese her rooom and her living conditions, be aware and get a fair rent sorted out.
ps. mabe next time you let your room out dont include all the items as inclusive. pay somone to put a meter in the room for the electric or whatever utilites you use.and dont supply toiltet rolls ect.

I would hate to be in your shoes but try to measure your electricity use and asses how much of her rent this covers. You could also discuss with her about contributing to the bills instead of it being included. I don't think you can increase the rent without discussion, but if you feel she takes advantage tell her. It's your house!!!

notch it up to £350.00, have her buy her own toilet roll....what you need to do is send her a bill for electricity and gas every month....but yes notch the rent up....i used to have lodgers and they were way too much hassle....eventually i sold my 2nd home to someone who was responsible enough and now i am hassle free...the worst thing i ever did was have lodgers there, they caused nothing but stress, that's when i decided to move back to my flat and sell the house

contact a solicitor for some legal advice on how to up her rent. (you'll probably have to give some written warning).
but its deffinatly too cheap with bills included. look in your local paper to get a realistic idea on what you should be charging.
and tell them to buy their own bog roll!!

you need to tell her that you've been advised to draw up a legal contract to cover your self, tell her that the rent for a legal contract is the new amount you wish to charge, and that in the contract it doesn't include household bills, so she needs to contribute to thoses aswel. Hope it helps.

You could easily get £150.pw, so she eats three meals a day 7 days a week, uses your gas, electric, telephone, does she pay council tax? I would say £150.00pw plus £100.00 pcm towards bills.
