I want to buy a house, but not sure when a good time to buy is. I can move anytime from now till 5 years from now. I want to live in coastal Oregon, but want to move into an improving area. Any suggestions?

I hope you have a bundle of money to spend. If you wait five years the prices will only be higher. I lived a lot of years in Brookings. All the towns on the coast are pretty much the same. I liked Port Orford. I have been through and camped in all the coastal towns. I never cared too much for the local politics: the Californians migrating across the border and then trying to extablish their politics in Oregon. It is a nice state that just needs to be left alone. No sales tax either. They just opened a new Home Depot in Crescent City, CA. So if we want building supplies we need to go into CA and pay a tax. I will just do as I always did and go to Medford or Coos Bay.
