I dont know what state you live in, but really you need to look at your state's website to see if there are renting and landlord regualtions that need to be followed. If your living conditions are that terrible, write a letter to the management company and send a copy of that to the property manager - and get a lawey involved if needed. Hope this helps!

Sounds like you need to call a local housing inspector, but don't be surprised if the place is closed up until things are fixed. Your landlord can raise the rent by giving you 30 days notice anytime unless it is stated otherwise in a lease. What I would do if I were you is, look for another place while you talk with a lawyer to sue the guy to get the things fixed...but start with the housing inspector.

What your roommates and you need to do is to read your lease/rental agreement and see what it says about repairs. Most states allow landlords up to seven days to fix essential services (heat, plumbing, safety issues) and up to 30 days to fix non-essential services. The only way that you can document this is to provide your landlord/management company a WRITTEN notice of the problems (keep a copy). On;y then can you proceed if he does not comply.
Most states have minimum habitability standards that landlords must follow. If the domicile falls below these standards, they can be sued.
Check with an attorney or legal aid for the laws in effect in your area.

As to the rent increase, unless stated otherwise in your rental agreement, landlords can raise your rent at any time by giving you a minimum of 30 days notice in writing. This way if you decide you do not want to pay the increased rent, you can give your 30 day notice that you are moving.

Best of luck.

The first thing you need to do is send a certified letter to your landlord detailing the items that need to be repaired.

If the repairs are not made, you call the local housing inspector and your landlord will be issued violations. They will have to make the repairs.

If your landlord tries to evict you over the inspection, don't worry. Retalitory evictions are illegal and Judges are not stupid. If your landlord doesn't have a folder on you full of notices and prior eviction attempts, the Judge will never believe that you suddenly became a bad tenant only after you reported the landlord to the inspectors.

Well no it's not but do you have a lease? if so you can take them to court and the are abligated to bring the place up to standerds if not there is nothing you can do. Do you have somone else staying with you. if so that is the reason. and if you are in a highly populated area that will help alot. well i hope you get this fixed good luck!!!!!
