if you where a landlord would you give me an apartment if even tho my credits not so great from past mistakes, but i have a really good job, offered to give you $200 today and $300 more on friday, then the rest of the sec deposit in two more weeks and offered to pay $30 more a month for rent?
it would be with my boyfriend of 2 years. the landlord wants two months rent to move in wich is $1340. that means the rent is $670 but im offering $700.
id give him $200 today, $300 on friday and the rest when we sign the lease.

Depends--are you asking to be able to move in without paying the first month's rent and security deposit? If so, I'd say no.

Does your boyfriend also have a job? If not, I'd say no. It is too hard for a one-income couple to recover from having to scrape up that kind of cash to move in somewhere. If you don't have your money in order today, then I would consider that you still have not learned money management.

If you are not asking to move in until you have all the money, and would have it within an acceptable timeframe, I would probably work with you. I never take any money at all until the tenant is approved, and sometimes screen more than one tenant at a time. If more than one is approved, the one who gets the cash together first gets the place.

It also depends on how long my home has been vacant and am I expecting any more offers / takers in the near future. If I am in a kind of desperate situation then I will, but will not allow you to move in before you pay me First months rent in full and some amount towards sec deposit.

Why offer to pay more rent. If you dont have the money saved and Realy need to get in somewhere. Ya can check the papers. You may be able to find a house for rent for what your paying for a appartment. Be for warned ya get what ya pay for ;)
