Some basic things you can do without spending a lot of money or hiring things our are...just remember selling value and assesed value can be differant. I will hint on selling value.
1. Make sure the paint is all the rooms looks good....repaint if necessary....use simple inviting colors...nothing to bold.
2. Take care of the yard...a good clean weedless yard will do wonders to the selling value. Also edge all the sidewalks and make sure all the flower beds are clean and weed free.
3. If you can afford it...update all the applicances...potential buyers will love this....
4. Keep the decorations simple yet nice....you don't want things to look to cluttered....and people want to imagine their own things in place so overburdening them with lots of decorations can sometimes make that hard for them.
5. If you can afford it, make sure all the flooring is in good shape....replace old worn out carpet or refinish wood floors. potential buyers love to see the words "new floors"
6. Make sure the outside of the home is nice....repaint the outside if needed...also you might consider vinyl siding if you don't have it....I put new siding on my house...did the work myself and spent 3000 dollars...raised the selling value by about 8000...
7. While you are trying to sell the house....keep the pets outside as much as possible....or make sure to put out some air fresheners before anyone comes to look....also no smoking in the house.
Try to do as much work yourself as you can...this will add value but keep the cost down, makeing you more money come selling time.

There are all sorts of things that will raise the value...it just depends on how much you want to put into it. Is the roof in good condition? How about the floors? Plumbing and electrical okay? These are some definite things you would need to check out. Other than that there are a few basic things you could do. Repair any holes in the walls/ceiling, and apply a fresh coat of paint. Install new flooring. Consider new windows if the ones that are there are the old single-pane windows. That is something a lot of people check....energy loss...high heating/cooling. If the kitchen/bathroom cabinets are outdate, you could resurface them. New countertop, and paint the base. Then you could either paint the existing doors or install new ones.

As far as resale value,
Upgraded kitchen is the number one thing that raises an appraisal, then bathrooms. New windows, new furnace, heat pump insulation all don't degrade value either and can provide energy savings with amounts to savings on energy bills which can provide substantial value over time..
Keeping the lawn and yard from looking like "Redneck yard of the week" also is a big factor in Curb appeal.
All things being equal a pool or hot tub decreases the value. So if you have one get rid of it

Size of rooms, bathrooms, how many rooms, yard space, the community you live in ,
it sounds stupid , but also how other houses around your neighborhood look, the applainces installed in the house, carpet/floor.
authenticity of stuff in out the house, like real marble floor , etc.
So baiscly just fix it up, without Fuking up your budget,
and if your in the fixing up house buisness, then selling, after you fix and sell a house go do another one right away if you plan to continue, that way your tax money will be used for fixing the next house instead of the t ax money going to the government. :P

clean & uncluttered !!
a good pressure wash on the roof & siding will improve the looks & durability of your home.
keep carpets clean. make sure that you use quality products to make improvements, such as decks, porches, patios, etc. people are living more outside now, & need the quiet space. make sure if you landscape that you use low maintenance plantings.
keep windows clean........better
outside views & makes the inside appear larger.
painting with neutral colors...the best i've found is "naviho white".... which actually changes color with the sun's move around your house. warm feeling without a heavy color.
