In a one story building you will have the space spread out over a wide area. In a 2 story building, you can put the same amount of space needed in a smaller area. The conventional wisdom is that it is cheaper to build up rather than out. The down fall to 2 story buildings is the stairs. If it is for a home rather than for a store then you can always just not use the upstairs when you are unable to go up stairs. There is less roof area on 2 story building so less repair there. There are so many more, are you looking for anything in particular.

If anyone tries to tell you anything about a multi - don't believe him - it will be a tall story.

A single story house is called a bungalow - a word brought to UK from India. It's disadvantages are they all windows are accessible to anyone who might wish to burglarise the house. Some of the advantages: ease of escape in case of fire. No stairs. Roof easily maintained.
