we do not live in the house we have knocked £2500 off the asking price now they say ther surveyer wants us to pay £8000 for damp and wood treatment where do we stand HELP

Unless you have a mansion that is a huge over-estimate of the costs. That is unless you have dry rot in your wood. Dry rot is really serious & takes a lot of work to get rid of. Wet rot is nothing like as serious & will not get worse once the source of the dampness is removed. The question is what is a fair price for your house? This is difficult because it depends upon what somebody is prepared to pay & this in turn depends upon many factors which boil down to the desireability of your property in the mind of the buyer. If you have a damp & wood problem then you know it. If you want a free estimate/opinion get your won quotes for the work from specialsed companies that you will find in yellow pages.

At the end of the day, if the buyer does not want to pay for the property, then they won't. I would certainly not give the buyer money to repair the problem as you will probably spend less by getting it done yourself. They can then get their surveyer to go over it again. The only other thing you can do is negotiate.

Ask to see the surveyors report. And get yourself a free estimate in from a reputable company. After that, if they both say the damage is worth 8,000 you might just have to end up taking it off the cost of your house, or refuse to sell and wait to see if anyone else will buy it with that damage. It's unlikely though as usually their mortgage company will withold some funds until the work has been completed. Good luck!

It is still your house. Depends how desperate you are to sell it. It looks like they(presumably your buyers) are trying to get a bit more knocked off the price. Either accept this, or they should take a hike, and you find another buyer.

Most buyers will haggle for the best/lowest price and with every fault they will ask for a reduction in the selling price of the house. Its up to you if you wish to accept a lower offer or wait for another buyer.

You need to get your own report by the relevant specialists. If it is as bad as stated offer to pay half. If the property has been valued at the price you have sold it for taking into account the work needed. Dont be bullied.

I said either/ or my brother was in this situation and he had the work done and kept the property price the same

It really depend on if you are desperate to sell. If not then tell them NO and wait for anothe buyer..
