I have a power washer guy come a couple of times a year to clean it, but is there something I can treat it with to prevent the mold or whatever it is?

YOU ARE GETTING SOME BAD ADVICE! NO ACID, ACID WILL EAT THE CEMENT OUT OF CONCRETE & EXPOSE THE AGGREGATE.
LYE & BLEACH SPRAYED ON WILL EAT ALL BLACK & GREEN OFF CONCRET & NOT DAMAGE CONCRETE.

Hydrochloric acid. Most importantly use protective equipment, Rubber gloves, goggles, rubber boots ect. Use hydrochloric acid and a hard bristled push broom. Pour the acid on the concrete let it set for a minute and then use the broom to scrub it. Once you are done you are going to need to use water to hose off the patio. The water will dilute the acid until it is not longer harmful, and will not hurt the grass, but you need to wash off the patio until you think the acid is all gone and then do it a little bit longer,

Try a cement cealer.
You can find this at any home center.

you could use industrial soap, there is one that might be useful to you is called "simple green" or you could try another brand whatever you get mix it with bleach and you'll see the result.

after it has been cleaned you can seal it with a concrete sealer
