Music, very haunting music is a great mood-setter.
I've always said that I wouldn't be as afraid of "seeing" a ghost as I would "hearing" one. So, instead of the obvious monsters and chainsaws..make one hallway completely black with black thread hanging from the ceiling. (It will feel like you are walking through spiderwebs-and it's cheap). Have someone whisper as people walk through. I know it sounds very simple, but everybody expects the monsters jumping out at them and being chased by the chainsaw guy. Scary music, spiderwebs and a barely audible ghostly voice...very effective! (Because it's more like a real haunting)

If you are interested, I can send you a couple of my very favorite "haunting" midi clips. Just email me!

-Have a black room/hallway with a black light on and have someone dressed up in all black jump out from the walls to grab people. You can hardly tell they're there and it always scares a person or two.

-Have fake bodies and a real one or two laid out among the house. Put the fake one for the first 2 so people will get the idea that they are only props and fake, and around the 3rd or 4th have a real person pretending to be dead. After the people pass that person then he/she gets up and runs after them screaming.

-Have the people enter a room and when they pass through the doorway, have someone come from behind and grab then around their arms/neck, like your going to kidnap them. People really get scared when someone/something pulls them from the dark and behind them.

-The classic chainsaw scene. Have a room with the bright flashing light and have someone run in with a chainsaw and turn it on. (to do this of course, you need to take the chain off so that way nothing is spinning around the motor. this way you can hear and get the excitement of the chainsaw being on, but not spinning chain to cut people) This of course being if you have a chainsaw at your disposal =p

Just stare at a big object at midnight exactly, as if you are seeing a ghost, let the rest notice you. Then make the object fall with a big noise and brake in pieces.
First you must prepare the object tied up with an unseen fine nylon line.

find a life like skeleton, or a human, and have it hanging from the ceiling with a chair underneath it as if they had jumped.

or have the same with the skeleton, or human handcuffed to the wall as if they were slaves and died there.

or if you really have the money, and invite Michael Jackson over, and say "he's dead, he just doesn't know it yet..."

not trying to scare you but this is a true experience by me. i went to this house with some friends and we saw a gigantic box which really look like a coffin at the backyard. we didn't see clearly what it was as we were afraid to go near it. and we fled.
