The rights are spelled out in the lease. Are you saying you already stiffed the landlord on rent and want a court to allow you to do it more?

Depends on your lease. Most commercial leases require at least 30 days notice for non payment of rent. It is seldom done because commercial property owners generally would rather accelerrate your lease payments than kick you out. That is usually the default remedy in commercial leases. You should be grateful he isn't unless you are on a month to month lease and it doesn't matter to him.
