I have received a planning application off a developer to builder 94 new one and two bedroom flats over the road from me in four blocks, four storeys high - my flat is a ground floor - large two bedroom with garden and garage in a small block of four.
From what I can tell on the planning application the new flats will be very small and come with no garden - will this increase or decrease the value of my property when I go to sell it?

Any advise when writing to the local planning office with issues of concern? There are no properties in the area more than two storeys high, these new flats will be towering over us, a school and some grade 2 listed houses - blocking the view and light.

They are also buying up a large chunk of school playing fields to build these flats - is there a way to fight against a school doing this. They have been tempted by a large amount of money but once their playing fields are gone they can’t get them back!

Can you help me?

Yes it will de-value your property.There will be lots more people using the area,lots of noise from cars and motor bikes,parking problems,"social" noise,parties late night revelers,extra traffic from service vechicles,visitors and an extra drain on your local ameanities. Fight it all the way, get EVERYONE nearby to write a letter of objection to the planning department.Each and every letter has to be read and replied to, and each person has to be kept informed of the planning progress. This can delay the process. Form an urban army, GO to the meetings announced, make your objection loud and long, put up signs and placards with your objections written in big bold letters. You probably will not stop it happening, but you can have a dammed good try. You can cause them an awful lot of irritation and extra work. If you feel you can`t do this, you might just as well put up a For Sale notice outside your house right away.
We all know that new homes are required and people have to live somewhere, but far too often they are being built in already overcrowed areas. The government should re-think their stratergy. New towns are needed,complete new towns in new areas, not on land stolen from children, selling playing fields for housing is atrocious.We had the pleasure of playing fields when we were at school, so should future generations of school children .It should be against the law to sell land that is used for schooling purposes.
I wish I could `develop some property` right outside a property developers home!

Planning complaints are very strict and its very difficult to find a reason that the council will agree with to the extend where the project gets stopped.

Perhaps highways access, is the proposed new entereance safe for up to 180 new cars each day ?

Blocking of light is too difficult. Casting a shadow doesn't count. The new building would have to make it dark in your place, i.e be less than 3 mtetres from your windows. And you can't complain it will make it dark in another building - you cannot represent the community unless the community sign your complaint.

Altering the value fo your property is also specifically excluded as a grounds of compaint. It depends whats there now. If its fileds then your value will go down, if its a brownfield mess then your value will go up. Its all marginal though

You cannot fight against the school. You have no grounds ( sorry about the pun ), its perfectly legal ( thank Mrs T for that one )

You also cannot complaint on any grounds of disruption the building work may cause.

Basically, if the development is "over the road" there is little or nothing you can do, so for your piece of mind I would say you need to try to get used to the idea rather than fight it.

So sorry, I can;t help you. Change is worrisome but once its built and settled down you will get used to it.

I guess it can decrease the price of your property because of the reputation of the area, if they are council homes especially. And also with the blocking of sunlight and view makes the area less desirable. However I shouldnt think it would be a hugely significant decrease!

If you are looking to move, I guess now is the best time to hunt and go, I also live just outside the m25 and as long as you head outside of london, property prices at present shouldnt be too bad!
