Does any1 know of a finance company that would lend 100 % or close to that amount on this kind of project, i only have £30000 total to put towards the project & am not in full time employment at the moment? Cost of property approx £150000 + approx £100000 cost of conversion..end value approx £400000

Speak to a bank, but doubt anyone would lend 100%, unless you find a generous business partner and dont think you will find on here.
