I always hear "thah" and "thee." Is it just a factor between your accent and/or where you came from?

How it is pronounced depends upon the words used with it. Use "thuh" in front of consonant sounds and "thee" in front of vowel sounds.

(Thuh) house down the street . .
(Thuh) place I call home . . .
(Thuh) most wonderful time of the year . . .
How do I get to (thuh) French Quarter?

As far as (thee) East is from the West . . .
She's (thee) eternal optimist.
He's (thee) apple of my eye.
It's (thee) honorable thing to do. (Although "honorable" begins with a consonant, it is pronounced as a vowel sound--ah.)

It depends on what word follows, but you are still free to pronounce it either way, cause nobody cares.

it is just "the" but i really does depend where u live
