Probably not.....explanation follows.

I just finished selling a house a year ago that I found out had termites three months before I sold it. I'd had the house for 2 1/2 years total and it was during that time that the termites had started munching on the wood, so there wasn't structural damage yet. If there had been structural damage, then I would've either had to fix it, or reduce the price for the buyers to fix it.

What I did when I found out about the termites: I called a reputable termite exterminator and had them evaluate what needed to be done. They came up with an estimate, and they said that after the treatment they would give me a certificate that proved that I'd taken care of the problem, and it gave a guarantee to the buyers for a year that there wouldn't be further termite infestation. The guarantee would give the the buyers a chance to extend the guarantee for 5 years with a yearly renewal (small) fee. The termite exterminator also told me that it didn't look like there was any structural damage......and then later, when the buyer had their inspector review the house, he concurred.

It cost me around $1100.00 to do the full termite treatment. That included the full treatment that ought to keep termites away completely around the house, plus targeting the specific termite colony that had already found the house.

It didn't reduce the selling price of my house one bit.

As long as you have a current, clean inspection certificate.
They are always a part of a standard sales contract, and are usually presented at settlement.

If there were termites, and they have been treated - there are NO current termite problems. You're not concealing anything.

Most buyers don't ask for a termite inspection history.
And, most homeowners wouldn't have one, anyhow.

I do think it can be beneficial to have the past 12 months electric and heating fuel bills for the house available.

No, because it shows that you took steps to remedy a situation.

Yes, because it shows you may have a serious problem, and the mere suggestion of termites means the house may be a dud.
