Put something in the newspaper or make flyers to put in people's mailboxes...are u trying to get the news out that there is an open house? Just make sure u use a good description, make people want to know what is the big deal about this house. That shoudl definitely get people in there.

Newspaper ads, postcards, door hangers, door prizes, just to name a few. However, I will say that in my opinion open houses are a waste of time and money. I've never had a successful open house. It's usually nosy neighbors and professional open house visitors. These are the people who have nothing better to do on a Sunday afternoon than visit open houses for decorating ideas or just because. I quit doing them years ago.

There are several ways to promote your open house. The first is to have your realtor place an ad in the newspaper. Second, pass out flyers in the neighborhood. The general rule of thumb is, 5 houses on each side of yours and the 10 across the street. Some MLS allow you to put open houses on the site too. Does your realtor have an e-mail list of client and other realtors (mine has over 400 names on it). He should also be e-mailing his list. Place a sign out front of your house a couple of days before the open house announcing the day and time. Also make sure that on the day of the open house, signs are posted at nearby intersections directing people to your house. You could potentially get some drive by traffic.

Make sure your house is prepared to sell on open house day. The lawn should be mowed, flower beds weeded and landscaping trimmed. You want your house to have the best curb appeal possible.

You can put an ad in the local paper/penny saver, or even pass out flyers at a store. Maybe put Great Price, or Many Upgrades, something to get peoples attention on the signs that you do post. Good Luck

open house usually brings in all walks of life...none of which are even in the market for purchasing your home. A faster way to get
a group to look at it once is make all your appointments for the same time...have a print out ready to hand out...have a guest book for them to sign and give you their phone numbers....have someone sit outside the door before they can enter they are to render their information to enter your home. Pass out the papers about your home at the same time...let them wonder through your house...be sure all personal objects are under lock and key
like bank statements or credit card bills, check book, purses, guns, jewelry...then something wonderful will happen lets say you have 4 couples competing to buy the house and poof! you sold it...humans are competitive...this is a good thing in selling a house like this!

lower the asking price. it's a buyers market, buyers want a bargain. As a potential real estate buyer myself, i see that there are TONS of medium to overpriced homes out there, far more then one can ever visit. I would certainly start with those that appear to be bargains.
