Hi everyone, I live in London UK
I would like to demolish over and build a 4-5 storey building, split into two flats on each floor, 1200feet per floor. The problem is I need a rough idea of how much it would be – but the contractors all say I need a design first. I just need an idea of how much per square foot, so I can take it into my plans and arrange the necessary things… ty (btw I cant actually go to the architect’s at the moment so I would appreciate estimates based on past experience or past buildings? Ty)

i live in northeastern u.s. as a carpenter i charge 4.50 a square foot for the framing of a house.keep in mind that this is just the rough frame.it is hard to answer without plans or ideas but foe the framing i would think that 4.50 would be good.in your area building supply prices could vary alot,or the labor rate may be way differant.so it hard to give you a answer

In the UK work on £600 to £900 per sq metre for a dwelling house. Not sure on commercial prices

Are you in jail or what? oh by the way, I've never built anything but I think $7.50 a square foot sounds like a good estimate

per square pricing depends on how u finish-grade it,12.000*5=6,000sf*125.00 per sf =750,000 usd +demolition, get a bid for that ,it varies on site to site ,aspects such as lead ,asbestos,material ,location to dump-site etc .the 125 per sf is based on a average finish I've built from 75 to 300 psf , good luck c ya
