Help-U-Sell concept...I can't compete with the full service people but I am cheap.....So they do what we call a 3 P. Place an ad, place a sign and pray,

I normally sell my properties myself and not use any realtor what so ever. They don't really tell the complete truth in all cases. Some are listing agents and all they do is list your property. They list your property and hope someone sell it for them. They can and sometimes have more listings than they can or will ever sell.

A full service broker will tell you the reason you should list with them because they will list your home in the MLS. Yet they will immediately go and advertise in the local newspaper. If the MLS were all that good why would they go to another medium to advertise. Oh, yeah other real estate agents have assest to the MLS, but not the general public. The general public is who they are trying to sell the house to not other agents.

If you have got the time, you can sell your property yourself, it is really not a big big trade secret that you need to know. A little common sense will normally get you through.

To sell you house you need to advertise in the local paper, have a contract be able to add and subtract. Write down the sales price , subtract the down payment , thus what is left over is called the loan amount.

Now look in the telephone book, find an escrow closing agent,
most any one will do. Take this contract to them. Now look in the same telephone book find a mortgage broker, tell him the name of the person that want to purchase your home. He will contact them get all the information needed and get them a loan for the amount on your contract.

You will be having people in and out of your house as you sell it, but put in your ad the day you are having open house,normally a weekend.

A discount brokerage firm has the same liabilities as a full service brokerage. Why would the state regulators make it different from one to the other. They offer the same service, it is just they charge a different price. They have access to the MLS and will add your property to it. Those real estate agents that make the high commission will and might not be interested in earning a point or two less, but there are those that are and will.

You might also see if a mortgage broker would be interested in assisting you. He might be willing if he knew there were individuals coming to look at the property that needed to be pre-approved for a mortgage. He would probably be willing to do it for free if the names were made available to him.

There was an article on TV a few days back comparing the commission a real estate agent makes off selling real estate properties. The result was that a lot of people are now either selling their own properties or using a discount broker. So you are not the only one.

A full service brokerage will get the job done quicker and will usually sell your home for a higher amount. The discount broker is discount for the reason that they do not have the same resources or budgets to market your property as compared to a full service brokerage. Realtors may also veer away from your property if listed with a discount broker because they do not want the extra headache as well as liability. When a discount broker is involved it is the realtor for the full brokerage firm who gets saddled with more work.

have you ever heard the expression you get what you pay for. the same is true with discount real estate brokerage. it is true that your price does matter, if you are overpriced regardless of which company lists your house you will have a hard time selling it. but if you price it well and work with a century 21 office there is no question you will get the highest possible price in the least amount of time with as little inconvenience to you as possible.

also, keep in mind the commission you pay is not for listing your house ... even a discount broker can do that but for the service the broker provides to you from when you list it until after you close. its sort of like going to a doctor you may pay a couple of hundred dollars for an office visit and he/she walks in and sees you for a couple of minutes and your done. you walk out saying thats it that was two hundred dollars. the fact is you are not paying for the time the doctor spent with you you are paying for his/her experience and education and their ability to help you. the same is true when you work with any professional ... including a realtor.

Realtors from full service brokerages don't usually steer their prospective buyers to look at houses listed by discount brokerages since the agent won't make as much commission. However if the market in your area is still brisk it shouldn't make too much difference.

I used Help-U-Sell to sell my house a few years ago, and it was a really big hassle. It's true that not many realtors will bring prospective buyers your way, since their commission would be substancially lower. The buyers who did come through, seemed to be picky clients that the realtor was running out of houses to show.

Our house sold, but it took longer than expected, and for less than it should have. This was in 2004, in a hot market.

Price is an issue BUT the full service broker WILL for sure sell it quicker.. they make more money and so try harder to get the sale..
