Definitions of Co-broke on the Web:

When brokers are working on a 'co-broke' basis, they are sharing exclusive listings with each other. In a co-broke transaction, one broker will represent the buyer or renter, while the other will represent the owner of the property. The commission is usually split 50/50.

An agreement between two brokerage firms to share a listing and the commission of that listing. I will preface my answer by telling you that I am a licensed Realtor® in the state of Arizona.

When a home is listed in Multiple Listing Service (MLS), there is commission paid based on the agreed sale price of the home. When a Realtor® represents a buyer but not the seller, this amount usually represented as a percentage, will be paid to that agent. Sometimes (more common in a hot market) the “co-broke” may be represented as a flat dollar amount.

A seller needs to be careful about what his/her agent is offering a cooperating broker, as if it lower than the ‘going’ rate it may not get shown as much.
