I am trying to decide whether to contract with a property mangement company or hire a qualified individual to manage an 8 plex I am getting ready to purchase. Has anyone had any experience with either? I am liking the idea of hiring an individual like a stay at home mom that could manage it on the side for maybe less than what I would pay a property management company who may not give the property as much attention. Anyone have any thoughts?

If it were me, I would go with the individual option. An eight-plex is a small enough property to be effectively and successfully managed by a qualified individual. I worked in property management for years and know that the property is only as good as its management and staff. If you get the right person your occupany rate will always be high and your residents will be happy which makes you happy in return!

companies that manage your property sometimes act like they are taking care of it..in ways they do they collect the rent and that is about all. they do not repair or listen to tenants requesting repairs or maintain the property well. [some are good and professional] my experience with some of them was not good. this does not mean that they all do this. just have to check on them to see if things are good and tenants are happy, you might hire a family to manage it, and you may be lucky to find the right ones to do so. and you might be unlucky and get the wrong couple also. it is a gamble and you have a 50-50 chance for either of these plans. good luck

The legality of the placement is which you and your friends have been violating the regulation and the police have been imposing the regulation. Its stable police artwork to tell the owner/assets supervisor. What the valuables supervisor does is his corporation.
