Ok so Itachi killed the entire clan, but Sasuke. I know he explains why he wants Sasuke alive, but i'm a lil confused. EXACTLY why did Itachi let Sasuke live? I mean, i've heard "theories" of maybe why Itachi lets Sasuke live, but is there a REAL reason why he did?

Itachi let Sasuke live because either a) he's a lazy-@$$ like Shika, or 2) because he knew Sasuke could kill him.

Well Itachi Uchiha the older brother of Sasuke uchiha was a friend to Orihamaru you know the snake man, Sasuke was little back then but Itachi felt a grudge to the uchiha clan and killed everyone but he did not kill his brother he wanted how do i say he wanted sasuke to suffer to feel the emotion of anger destruction and to avenge his clan by killing his brother, i think that will cover it

Itachi knew that his little bro was possibly the only person who could eventually one day be as strong as him. Sasuke and Itachi are the two surviving members of the Uchiha clan and the only two who can perform the Mangekiyou Sharingan. (This is why Itachi killed his best friend--and why Itachi told Sasuke to kill Naruto, his best friend. That is the only way to get this ability.)

This is the Sharingan in its highest form (that we know of) and it actually allows the user to create their own space in time and reality and really mess with the mind of the other. So, believe me, its not because Itachi has warm and fuzzy feelings for Sasuke--its more like Itachi wants to kill Sasuke one day, but get a really good fight out of the deal and wants to prove he is the strongest.

I asked this same question and got the same responces you did, the only thing I couldn't think of.
Since Itachi killed all the last of his clan and left Sasuke perhaps he thought once sasuke grew up they could battle and see who really was the strongest of the clan?

I believe Itachi now knows true power and thinks it's not all it's cracked up to be so he regrets killing off so many people later in life. So then he keeps Sasuke alive to kill him because he feels guilty.

Itachi says that he wanted to test his power. Also some think that Itachi wants to help Orochimaru by making Sasuke want to become powerful.

I think mainly because it makes a good plot device. There is no other real logic that I can find behind it. Older brothers who do something like kill everyone, but let their little brother live should know that is a mistake. Almost every time the younger will come and kill them. At best they have to know that the little brother is going to try to put the guilt trip of the century on them.

it is possible that itachi did this because he loves his brother, or because he wanted to leave a member of his clan alive to justify what he had done. either way i think itahci wants to prove that he is the most elite from the uchiha clan.

Because sasuke was weak and an idiot it wasnt even wort killing and he had already killed everyone else so he got the power he needed.
